LibLoan Mortgage Guidelines
Below is a list of LibLoan guidelines. It is important to note that every loan is customized to meet the needs of each borrower, therefore our terms may be flexible even beyond what is described below.

Loan size: From $25,000 to $4million

Time to Close: within 10 days of application.

Credit: All credit considered

Loan to Value: Up to 70% on improved real estate and up to 60% on raw or developed land

Loan purposes: Purchase, refinance, cash-out, bridge loan, construction draw, line of credit, developer cost-overrun, matured note, operating capital, financing for vacant building or property for sale


Property Types: Commercial, Construction, Renovation, Land, Development, Investment

Term: 12 - 24 month interest only with no pre-pay penalty or 5 year balloon with 15 year amortization. Other terms available on case-by-case basis

Subordination: seller 2nd acceptable with combined loan to value as high as 95% of value

Income Verification: May be waived at Lib's discretion (approvals not based on Debt to Income ratio).

Cross-collateralization: Up to 100% funding when using additional property

2nd Mortgages: available on case-by-case basis. Not to exceed 70% combined loan to value
